The Nové Čunovo project was designed primarily with the local setting in mind — a truly enchanting area made for families. The result is an exclusively family-oriented housing concept, offering a choice of 7 different types of homes.

Urban planning solutions

The proposed residential area is located in the cadastral territory of the municipality of Čunovo, in the immediate vicinity of the historic castle and granary, with good connections to the transport infrastructure. 

The location has a strategic position within the municipality, with the castle and granary serving as important historical and cultural landmarks. The main objective of the design was to create a harmonious and functional environment for living in family homes, with an emphasis on diversity of housing, high-quality public space, greenery, and sustainable development. 

The area is divided into six blocks by a rectangular grid of public roads, which allows us to divide the residential structure into a combination of terraced houses, semi-detached houses, and detached houses. Greenery and parking spaces in front of the houses provide distance from the street, while each house at the rear has its own plot with a separate entrance. The streets are designed with a wider profile, allowing for comfortable movement of pedestrians, cyclists and cars with a connection to Schengenská Street.

Architectural and layout solutions

The area will feature 81 two-story family homes divided into three basic typological structures: single family houses, duplex houses and townhouses.  The houses are designed in seven types, reflecting their orientation to the cardinal directions and requirements for different usable areas. Together, they form an urban grid with a compact structure and clearly defined street spaces.

In front of each house, there are two to three parking spaces, an ornamental green area, a container stand, and an electricity meter box integrated into a perforated box. Each house has its own terrace at the rear and a plot of land with a separate entrance. Solid walls are designed between neighboring terraces to maximize the privacy of future users.

The townhouses are designed with a staggered floor plan, as two-storey buildings, visually alternating facade materials (brick cladding/plaster) and slight variations in roof parapets, which prevents uniformity along the street. Structurally, each house in the row has its own wall separating it from the neighboring house and a solid dividing wall between the terraces on the exterior, ensuring a high acoustic standard and maximum privacy for future users. Each row house plot has its own terrace behind the house and a separate entrance at the rear.

The Duplex houses are offset from each other in terms of floor plan, as two-storey buildings, visually alternating front facade materials (brick cladding/plaster). Structurally, each semi-detached house has its own wall separating it from the neighboring house and an exterior terrace located in the corner of the house, ensuring a high acoustic standard and maximum privacy for future users. Each semi-detached house plot has a separate entrance on the side.

The single family houses are designed as two-storey buildings with a garage, visually alternating facade materials and a combination of flat and gabled roofs. They are freely situated on plots with a side entrance to the plot. Each house has a terrace at the rear and offers all the benefits of living in a family home.

The mass and floor plan of each house is based on the specific requirements and intentions of the investor. All houses have a simple layout with a living area on the ground floor (entrance, toilet/bathroom with toilet, kitchen with dining room, living room, room, and staircase) and a sleeping area on the upper floor (bedroom, two rooms, 1-2 bathrooms with toilet) connected by a semi-open staircase. They are illuminated by glazed walls and windows with blinds. The entrances to the individual houses are from the street side.
